Cleaning and Renovating Victorian Tiles

Commonly found in the hallways of oldder UK properties Victorian tiles are very hard wearing and can provide a classic look to any space. We often find that the beauty of these tiles are hidden under years of grime and neglect and are often covered up with carpets etc as tastes have changed over the years. If this sounds familiar then all is not lost as they can be restored.

The standard bearer for quality Victorian tiles was a firm called Minton Hollins, an English manufacturer who made a very good product which lasted the test of time. Victorian building practices however did not include the use of damp proof membranes and we often find damp can be a major issue with these old floors leading to salt problems known as efflorescence.

Common problems we face when restoring Victorian tiles are the removal of carpet glue, paint splashes and cement. Loose and cracked tiles can also be a problem however due to their popularity we usually find finding replacement tiles isn’t a problem.

Below you will find detailed examples of work we have carried out in the past, it should give you some idea of what’s involved and what can be achieved with the right techniques and products.

Our customer in Doncaster had lived in their house for 7 years. The property had lots of lovely period features along with a beautiful patterned Victorian tiled hallway. Since moving in they had not done anything to restore the appearance of the hallway floor, although they were very aware they wanted to preserve the floor but unsure what could be done to fix it and get it back up to scratch.

Over time the floor had become increasingly ingrained with dirt and very difficult to keep clean, so they decided to do something about it and contacted Tile Doctor. I visited the property, came up with a plan of action, agreed a price and booked the job in for the following week.

First task was to remove any old sealers or waxes that may still be present on the floor. There are several ways to do this but for this job the floor I decided to treat it with Tile Doctor Remove & Go, which was left to dwell for a good ten to fifteen minutes before being agitated with a rotary floor machine fitted with a 400-grit diamond burnishing pad.

Remove and Go is a multi- purpose stripper that breaks down most coatings and sealers. It also has the benefit of drawing out ingrained stains and any heavy grease build up. The resulting slurry was then rinsed off the floor with water and a wet vacuum.

After that the floor was inspected and it was clear more work was required to remove the years of dirt. Given the age of the property I was sure no damp proof membrane would have been installed prior to laying the floor. This can often lead to a build-up of alkaline salts in the floor that might appear as efflorescent white spots as the floor dries after cleaning.

To finish off cleaning the floor and to counter any alkaline salts I gave the tiles a clean with Tile Doctor Oxy-Gel combined with Tile Doctor Acid-Gel. I used the same process as before, allowing the products to soak into the tiles for ten minutes and then scrubbing the hallway floor with the 400-grit diamond burnishing pad fitted to a rotary floor machine. Once again, the solution was rinsed off the floor with water and then extracted with a wet vacuum.
The floor was wiped clean with damp microfibre clothes and left to dry off overnight.

I came back a few days later to allow for the hallway floor to have fully dried out, I also double checked it was fully dry by using a moisture meter. Satisfied that the floor was ready for the sealing process I started to seal the tiles. For this I used five coats of Tile Doctor Colour Grow which is a colour enhancing impregnating sealer that leaves a matt finish and will protect the floor for years to come. This sealer is also fully breathable which makes it ideal for floors such as Victorian tiles where the age of the property means damp can be an issue.

The job was completed, and the floor had been returned to its’ previous vibrant look. The customer was very happy and could see how much easier it would now be to maintain.
The property now looked how you would expect when you opened the front door!

We were contacted by a family in Wombwell, Barnsley, South Yorkshire to come and look at their Edwardian hallway floor that needed a lot of work to restore it. The traditional black and white design had a lot of loose, chipped and broken tiles that needed replacing and repairing. Another company had cleaned the floor previously but there was hardly any sealer still present making the floor an easy target for stains and ingrained dirt.

I drew up a three-day plan to repair, clean and seal the hallway floor, but before work could start I spent time sourcing replacement tiles to perfectly matching the originals. It can be hard to track them down, but we usually can. Once that was done we were all ready to go.

The first day was spent repairing the floor, we used a combination of angle grinders, multi tools and chisels to remove all the chipped and broken tiles. The loose tiles were fixed back in place and the replacement replica tiles were fixed in place of the broken tiles. A few of the less damaged tiles were left in place to ensure the floor looked true to the era. The floor was left to set overnight.

On the second day I got to work using Tile Doctor Remove & Go. This was applied to the floor and left to dwell for 15 minutes, this breaks down the old sealer and ingrained dirt. We then attached a 200-grit diamond pad to a weighted rotary slow speed floor polisher and went over each area several times. The slurry was extracted using a large wet vacuum.

With damp being a big issue in these big old houses we always need to take efflorescence (salt staining) into consideration, when these types of floors were fitted 100 years ago, Damp Proof Membranes didn’t exist so any moisture below the floor will eventually rise to the surface through the tiles. This can leave white salt deposits on the surface. Knowing this can be an issue I gave the floor an acid wash to neutralise the alkaline salts. This was done by applying Tile Doctor Acid Gel to the floor and leaving it for 10 minutes before the rotary machine fitted with a 200-grit diamond pad was used to work the product into the tile. Once this was done the slurry was extracted again using the wet vacuum and the floor rinsed. Then using damp cloths, we removed all the residue.

After being left over night to fully dry we returned the next day to seal the floor. We first tested the moisture levels to ensure it was fully dry. All was well so the first of four coats of Tile Doctor Colour Grow was applied to the floor. Colour Grow is, a colour enhancing impregnating sealer that helps bring out the natural colours in the tile whilst protecting the tile from within, this sealer is also fully breathable which is important for old tiled floors as it allows the floor to breathe and allows moisture to pass through the tile and evaporate.

You can always tell when you have applied enough sealer by adding a droplet of water to the tile, if it forms a bubble on the surface of the tile as in the photograph below then its fully sealed. Conversely if the floor becomes sticky then you have applied too much sealer.

The customer was highly delighted with the newly restored floor. The hall is now fully restored and looks clean and inviting, it will also be much easier for them to keep clean going forward.

Our client in Rotherham had decided to install a new floor in their hallway and after removing many layers of old floor coverings discovered a layer of self-levelling compound underneath. After deciding to chip some of this away they discovered what appeared to be an original Victorian tiled floor. Realising that original features like these are very desirable they decided to call in Tile Doctor to see if it could be restored.

Being the local agent for Tile Doctor I was asked to look at the floor and quote for doing the work. I could see this was going to take some time to do properly, the floor was quite seriously damaged, a big area of tiles were missing, the tiles around each doorway were heavily damaged and there were quite a few loose and cracked tiles around the edges of the floor. But we were confident this floor could be made to look amazing once again and add the original charm of this hallway back to how it was intended to be.

The first course of action was to make the tile repairs which included digging out and rebuilding the sub floor in some areas.

Fortunately, these black and white Victorian Tiles are fairly common, so I was able to source replacements quite easily. There was a lot of areas to cover so this step took a couple of days to complete.

To get the floor clean we used a slow speed floor polisher fitted with a 200-grit diamond pad. Aided with Tile Doctor Remove and Go it proved to be an effective combination that cut through and removed the self-levelling compound, it also worked a treat at removing paint stains too.

The next step was to give the floor an acid wash to remove any remaining grime and dirt. To do this we applied Tile Doctor Acid Gel which being in gel form is quite easy to control. After being scrubbed into the floor it was extracted using a wet vacuum and then the floor given a thorough rinse with water to remove any traces of product.

The wet vacuum was employed again to extract as much moisture from the floor as possible and then left to dry off fully overnight.

The next day I returned to seal the floors checking first that the tiles were dry. All was well so I began applying the sealer which in this case was Tile Doctor Colour Grow which is an impregnating sealer that works by soaking into the pores of the tile to prevent dirt from becoming ingrained there.

The floor was completely transformed over the course of five days and our customer was over the moon with the results calling it her ‘forever floor’.

Renovating a Victorian Vicarage Hallway Tiles in Sheffield

Our client had recently moved into this beautiful former vicarage in Sheffield, the hallway had a stunning Victorian tiled floor and there were quarry tiles in two adjoining rooms. The floors hadn’t been maintained properly in quite some time and due to building work in the house they had become very dirty; the Victorian floor also needed some repairs doing as there were areas of loose tiles.

The new owner wanted the floors restoring which in this case meant making some repairs, deep cleaning the tiles and then sealing to protect them from further staining. I quoted for doing the work which was accepted and agreed a date to return and complete the work.

It made sense to start with the tile repairs first, so I inspected the whole floor for loose tiles and carefully removed them. The tiles and floor were then cleaned up to remove the old adhesive and grout.

The tiles were fixed into place using a quick setting adhesive and whilst that was setting I started cleaning the floor, returning to grout the tiles later with a matching grout once the adhesive had set firm.

Deep Cleaning a Victorian tiled floor

To deep clean the floor and remove any old sealers present on the tiles I applied a strong dilution of Tile Doctor Remove and Go. This product works best if you leave it to dwell and soak into the tile for about ten minutes before scrubbing it in. There was a large area to cover so I worked in sections and used a floor polishing machine fitted with a coarse 200 grit burnishing pad to grind off surface dirt and work the product into the tile to release the ingrained dirt. I ran the machine on a slow setting which helps reduce splashing and once the section had been cleaned I rinsed off the soiled cleaning solution with water which was then extracted using a wet vacuum.

Once the whole floor was clean I followed up with an Acid Wash which removes old grout smears from the tile and neutralises any efflorescence salts inherent in the tile. Efflorescence is a common problem with old floors where no damp proof membrane has been installed and can result in white salt deposits appearing on the surface on the floor. I used Tile Doctor Acid Gel for this step, being in gel form its easier to manage than other products and used the 200-grit burnishing pad to scrub it in. The slurry was then removed with a wet vacuum and the floor dried as much as possible with air movers leaving it to fully dry off overnight.

Sealing an Old Victorian Hallway Tiles

The next day I returned to seal the floors checking first that the tiles were dry. There are a number of sealers I could have used on the floor, but the owner preferred a matt appearance and I wanted to use a fully breathable sealer to ensure it could cope with moisture rising up through the floor due to the lack of the damp proof membrane.

With these considerations in mind I choose Tile Doctor Colour Grow which is an impregnating sealer that protects the tiles from within by occupying the pores in the clay thereby preventing anything else from becoming ingrained there. The other advantage of Colour Grow is it’s a colour intensifying sealer that improves the colours in the tile.

Only two coats of Colour Grow were needed, and I think you will agree the floor now looks very clean and so much more vibrant.
