Full Restoration of a 150-Year-old Clay Quarry Tiled Floor in Askern

The owner of this house in Askern north of Doncaster was unhappy with the state of its Quarry Tiled Kitchen floor and was contemplating having it ripped up. The house was around 150-years old so this would have been a real shame and after a long conversation I managed to persuade the owner into letting us restore it. Restoring the floor is not only a much cheaper option than having a new floor installed, but it is also much better for the environment. On top of that original features like these original clay Quarry tiles are much sought after and add character to the property which otherwise would have been lost.

A previous owner of this property had taken out some of the old thick clay Quarry tiles and replaced them with some modern Quarry tiles that looked very out of place, they ruined the look of the floor and the current owner wanted them replacing as well as numerous tile which were damaged. In addition, there were two areas where renovations had taken place which had exposed concreted sections of floor which needed to be tiled too. All in all, about 150 tiles were to be installed, fortunately I managed to source a batch of suitable reclaimed tiles which would match well with originals.

Askern is right on the edge of the Borough of Doncaster and is only a stone’s throw away from the North Yorkshire border. The history of Askern can be traced back to the 14th century. It really started to grow however in the 19th century when this property was built, due to the local mineral water which made it famous as a Spa town.

The restoration began with the removal of the poorly matched red Quarry tiles and the cracked tiles. Another factor I had to contend with here was the difference in the thickness of the more recent tiles compared with that of the original tiles which were much thicker.

The concreted areas were also carefully dug out so they would be deep enough for a new level subfloor to be poured giving the replacement tiles a good bed to lay on.

As I mentioned earlier there were roughly 150 tiles in different parts of the Kitchen to be installed, grouted, and finally left to set so it took some time to complete.

Cleaning and repairing a Clay Quarry Tiled Kitchen Floor

We returned a few days later to start cleaning the floor. My process for this was to apply a strong dilution of Tile Doctor Pro-Clean to the floor and then leave it to soak in for about ten minutes. Then I followed up by scrubbing the floor with a rotary floor buffer fitted with a black stripping pad.

After scrubbing each tile several times, the slurry generated was rinsed off with water and then extracted with an industrial wet vacuum. For the more stubborn areas this process was repeated until I was satisfied the floor was as clean as it could be and that all the decades of muck and grime stuck to the old tiles had been removed.

Once I was happy with the floor it was left to dry over a week, this is important as clay tiles can take a long time to dry and the floor needed to be bone dry to achieve the best results when sealing. When I eventually returned six coats of Tile Doctor Seal & Go Extra were applied to the floor giving the floor a beautifully satin look and protecting the floor for years to come.

The client was very happy with the work we had carried out and is looking forward to continuing the renovation of the property including the installation of a new kitchen. For after care I recommended Tile Doctor Neutral Tile Cleaner. This is an effective cleaner that has a neutral pH formula that will not prematurely erode the newly applied sealer like many stronger supermarket products.

Unloved Victorian Hallway Floor Renovation in Barnsley

A young couple recently bought a house in Barnsley and were renovating it from top to bottom, included in the plan was the desire to have the previously unloved Victorian floor made beautiful again. The house stands in an area of Barnsley famous for its’ big Victorian villas and quite rightly they felt it was important to ensure period features like this original floor were correctly maintained.

Due to the floor being covered up for many years the floor had developed damp staining, it also had a lot of paint splattered on it. There were also some loose tiles that needed fixing back in place and the layer of old floor polish was present which would need removing.

I started by protecting all the skirting boards, doors and carpets bordering the tiles from splashing. The loose tiles were then cleaned up and then secured back in place using a fast-setting adhesive.

Once the adhesive was set, I turned my attention to stripping and cleaning the floor starting with the application of a coarse 200-grit diamond pad fitted to a weighted rotary buffing machine. The pad was lubricated using a dilution of Tile Doctor Remove & Go which was applied to small sections of the floor and left to soak in for ten minutes first. I run the buffing machine at a slow speed to minimise splashing. Remove & Go is amazing at removing old floor coatings (i.e. sealers), dirt and grime from the floor. When the diamond pad had been used on each section of the floor for five minutes the slurry was vacuumed up using a wet vac machine and I moved onto the next section. Once the whole floor had been cleaned in this way it was time to start the next step.

Old floors like this which don’t have the benefit of a damp proof membrane, and have been covered up for a long time, can suffer from efflorescence issues due to moisture being trapped in the tile. This will result in white salt staining appearing on the tiles for days, weeks and sometimes months afterwards. To counter this the alkaline salts are neutralised by giving the floor an acid rinse using Tile Doctor Acid Gel and leaving it to dwell for five minutes before going over the floor again with the coarse diamond pad. The slurry was again removed with a wet vacuum and the floor was scrubbed clean with damp cloths.

I returned a few days later once the floor had dried to seal the floor. The client wanted a satin finish so knowing the floor had damp and efflorescence issues I opted for Tile Doctor Seal and Go Extra. This is a topical sealer which leaves a lovely satin finish but also allows for the floor to breathe. six coats were required to make the floor look perfect, allowing the lovely colours to come through.

Once complete the floor looked much brighter and the colours really shone through. The owners were really happy with the renovation we carried out and before leaving I took time to discuss how best to maintain the tiles going forward including the use of Neutral Tile cleaner.

Restoration of an iconic Terrazzo Floor in Doncaster

This beautiful Terrazzo floor was uncovered in the hallway of a house in Doncaster, as you can see it had taken a bit of a beating over the years, but the owners were keen on having it restored. Restoring period features like these are a great idea as they are very sought after and can add a lot of value to a property.

The floor had spent many years below carpet and nails had been hammered through the floor to hold carpet grippers in place. Along with this there was a lot of glue and paint to remove. However, I was confident that we could get the floor restored, I gave them a quotation for the work, and they were happy to proceed as soon as possible.

Doncaster is a hot spot for terrazzo floors, apparently there was a big Italian community there in the early part of the 1900s. Doncaster is also famous for its rich rail heritage; the main Doncaster train station is on the East Coast mainline and you find many original station buildings have Terrazzo floors in the public areas.

The first job was to remove as much of the paint, glue and other contaminates as possible. These were scraped off the floor by hand using a razor-sharp scraper.

We then moved onto using a set of five diamond burnishing pads of different grits to cut through the top layers and grime to eventually bring this floor back up to its’ former glory. Starting off with the most coarse pad first I started to go over the floor a pad at a time, each pad is fitted to a rotary machine which has extra weight added to it to make the pads work ever better. Each time a pad is changed, it is slightly less coarse, this starts to polish the floor up to a shine eventually ended with a very fine diamond pad. Water is added at each stage and removed with the wet vacuum before the next pad is used.

Gradually the original floor started to shine through, the colours were quite pronounced, and you could see the floor was a lovely example of terrazzo. After a final rinse to remove the soiling generated by burnishing, I turned my attention to filling the many holes where the nails had been.

The floor was left to dry off overnight and the following morning I returned to seal the floor with several coats of Tile Doctor Colour Grow. I choose this product as its designed to enhance the subtle colours in the floor and its fully breathable which is an important consideration when sealing floors in older properties. Damp proof membranes are a common feature these days but are a relatively recent invention. With older floors you need to allow the floor to breathe so the moisture in the sub floor can rise and evaporate at the surface, without this the moisture will reach out to the walls where it can cause rising damp.

The result was a highly polished floor just the way it would have looked when it was first installed 90 years ago. As you can imagine the owners were over the moon with the transformation.

A property investor recently purchased a house in Sheffield with a Yorkstone floor. His plan was to renovate the house and then let it as student accommodation. Not such a bad plan considering Sheffield is home to two universities and 60,000 students making it a real student city. The Universities here rank in the top 100 worldwide and Sheffield Hallam University is the 11th largest in the UK.

The Yorkstone floor had been covered up for a very long time and having ripped out the kitchen units decided not only was it a lovely feature he’d like to keep but it also made financial sense to restore the floor as to replace it would have cost a lot more. Having searched the internet for a solution he came across Tile Doctor and I was asked to call in to quote for restoring the floor.

On inspection the floor looked to be in good physical condition, it had been protected by the floor coverings but was very dirty. Additionally, I could see adhesive residue where the flooring had been laid on top of the stone. I conducted a test clean which went well so we agreed a price for the work and got the job booked in. Naturally, he was keen to fit in the work with the schedule of the new kitchen going in, fortunately we were able to work around the dates.

A nice empty room always makes a job easier, as we don’t need to do too much preparation to protect existing fittings. We started with a strong dilution of Tile Doctor Pro-Clean which was applied to the floor and left to dwell for ten minutes. During this time, the Pro-Clean gets to work breaking down the old floor coatings including dirt and grime. The solution was then scrubbed into the floor using a Black pad fitted to a rotary floor buffer. The Black pad does a fantastic job of scrubbing away all the old dirt and getting the stone clean. Once this was done the thick brown slurry generated was extracted using the wet vacuum and the floor was thoroughly rinsed with water. After inspecting the Yorkstone I repeated the process in a couple of the areas where there were some stubborn stains until I was happy the stone was as clean as it possible could be. After a final rinse and extraction, the floor was left overnight to dry.

Returning the following morning, I used a digital moisture meter to test if the floor was dry enough to seal. You shouldn’t apply a sealer if the floor has a high moisture reading as it will impact the sealer curing which can lead to unexpected results.

To seal the Yorkstone and add protection from ingrained dirt I selected Tile Doctor Seal & Go which leaves a beautiful satin finish that adds a protective barrier over the stone. This will ensure that the floor stands up to the heavy traffic of the new tenants moving in, additionally it’s a water-based sealer so it doesn’t give off a smell as it dries.

It was amazing to see the transformation of the Yorkstone flagstones and my client was very pleased with the work. For aftercare cleaning of these floors I recommended the use of Tile Doctor Neutral Tile Cleaner however I find with rental properties there is no guarantee the tenants will use it.

The owners of this stunning 400-year old property in Conisbrough had occupied it for a few years and were now having a lot of work done to the interior. They never liked the Sandstone Kitchen floor as it always looked dull and unclean, and this was made worse during the renovations. As a result, they had decided they would try and have it professionally cleaned and if not happy would look to replace it.

Conisbrough is a town within the borough of Doncaster. It’s most famous for its’ spectacular castle, Conisbrough Castle. It was originally built in the 11th Century after the Norman Conquest of England in 1066. Needless to say, the area has a lot of history including the residential property.

Even though the house was 400 years old this floor was part of a recent addition which used to be a tearoom. It was immediately obvious from our initial inspection the floor had never been sealed properly leaving it susceptible to stains, ingrained dirt and grime. We gave them a quote for the work which they were happy to accept, and we arranged a convenient date to return.

To ger the dirt out of the stone I decided to start with a medium strength dilution of Tile Doctor Pro-Clean. It was sprayed onto the floor and then left it to soak in for about ten minutes so it could get to work on breaking down the soiling. After the 10 minutes was up it was worked into every inch of the stone using a scrubbing brush fitted to a rotary floor machine. This product is perfect for removing built up grease and deep ingrained dirt. As the floor had no seal for protection it was pretty dirty.

This action released a dark brown soil from the stone, and this was extracted with an industrial wet vacuum and quickly rinsed the floor with water. It was a reasonably large floor, so it was cleaned in sections working our way across the room making sure the floor was 100% clean as we went. After cleaning the floor twice, it was inspected, and further work carried out to the high traffic and stubborn areas.

The floor was left to dry out overnight and then checked with a damp meter then next day to ensure the moisture level had returned to normal. Applying a sealer to a damp floor is not recommend and can lead to an inconsistent result so I always check first.

To seal I applied Tile Doctor Colour Grow to the floor, this in an impregnating sealer that soaks into the pores of the stone protecting it from within and enhancing the natural colours in the stone in the process. It really brings out the beautiful colours and patterns of the stone transforming its appearance.

The floor looked great and the client was very happy with the overall appearance and decided they would stick with the floor, actually Sandstone is quite nice!

I recommended to the client they should use Tile Doctor Neutral Tile Cleaner to keep the floor looking good, this is a pH neutral cleaner which will not compromise the newly applied seal and will keep it in place, preventing the problems they had previously experienced. It has a fresh smell and is suitable for regular use.

The pictures below detail the renovation of Ceramic Tiled Shower Cubicle at a property in Bolton Upon Dearne South Yorkshire. I was called in as the homeowners dreaded using the shower due to the state of the tiles, grout and cubicle in general.

As you can see from the photograph the grout was filthy, the silicone was mouldy, and the shower frame was caked in mouldy dirt. Over the years there had been a build-up of hard water and staining from products which leave a residue. They had used everyday cleaning products, but these had not been able to touch the problem as it had been left for too long.

I discussed with the clients how Tile Doctor could help, and how we would be able to deep clean the shower area and replace the mouldy silicone. I was confident we could get the renovate the cubicle and get it looking like new again. They were happy to accept my price and we arranged a time to complete the job. It would certainly be far cheaper than ripping out the shower cubicle and replacing with new.

Bolton Upon Dearne is a small village in the very middle of South Yorkshire, it is almost the same distance away from the centres of Barnsley, Rotherham and Doncaster. It has a rich history of coal mining but like many pit villages it has suffered since the pit closures of the 80’s and 90’s.

To start the shower was treated with Tile Doctor Oxy Gel, being a gel this product sticks well to the vertical surfaces giving it time to break down grease and grime, you’ll see from the picture just how much dirt was released.

This was followed with a strong dilution of Tile Doctor Duo Clean which is great for restoring lighter coloured grout back to its original state as well as removing mould. After scrubbing the soiled water was easily drained away using the shower hose. The transformation was amazing, the area already looked so much more inviting!

Next the old silicone that had gone mouldy was removed with a sharp knife, this is a slow work as you have avoid damaging the tile or the shower tray. Additionally, a clean and dry surface is required for the new silicone to adhere well.

The tiles were Ceramic which are given a glazed surface during manufacture, so they don’t need a specialist sealant like natural stone. However, the surface of grout is cementous and attracts dirt easily so the whole shower wall was sealed using a can of Tile Doctor Wall and Grout Sealer. This gives a layer which will protect the tiles and grout and will ensure the tiles are easier to keep clean.

For everyday cleaning I recommended they use Tile Doctor Aqua-Pro which is an effective, yet pH neutral tile and grout cleaner designed for everyday use in Bathrooms and Kitchens. The formula eliminates soap scum build-up and hard water deposits and its neutral formula won’t prematurely degrade the sealer. Used regularly this will prevent the build-up they had previously experienced and will keep the tiles looking good for some time to come.

As you can imagine my client was very happy with the completed work.

We were contacted about this modern quarry tile floor in the kitchen of a farmhouse in Royston, Barnsley. They were fed up of the grout making the floor look grotty and whatever they tried they couldn’t get the grout to look any better. They explained they had used lots of different cleaning products on the market, and had spent a fortune, but the floor still looked the same. Royston is a village right on the border of Barnsley and Wakefield, it’s situated in South Yorkshire but is historically a part of the West Riding of Yorkshire.

The trouble with Grout is its cementitious texture which traps dirt and I suspect that they were using a single bucket to apply and rinse their mop during cleaning. This results in the mop being rinsed in increasingly dirty water which is put back on the floor where it is brushed into the grout where it gets trapped. Ideally you should use two buckets, one containing the cleaning fluid and the second containing water where you rinse your mop afterwards.

There are several solutions ranging from continual grout cleaning through to replacing the grout which is expensive. In this case the Quarry tiles were the small 6in x 6in format which covered the entire ground floor of this old farmhouse and with the grout lines being 10mm wide replacing the grout would have been a mammoth effort.

My recommendation was to deep clean the Quarry tiles and grout, removing any sealer from the tiles in the process and then reseal the tiles and the grout to protect both from ingrained dirt. I demonstrated the process on a small test area to see how the floor would respond and much to the client’s surprise there was an immediately and dramatic improvement. They were more than happy to go ahead with my quote and get the floor sorted.

We started by soaking manageable areas of the floor in a strong dilution of Tile Doctor Pro-Clean, it was left to work its magic for ten minutes before a rotary machine fitted with a rotary brush was used to scrub the floor. The slurry was then extracted using a wet vac before the floor was thoroughly rinsed with clean water then extracted with the wet vac again.

The floor was quite large, so it took most of the day to repeat this process across the entire area scrubbing by hand where necessary to remove stubborn staining. By the end of the day the Quarry tile and grout was looking much cleaner and brighter and I had now doubt that once the floor had been sealed the customer would be really pleased with the result. The floor was left overnight so it would be ready for sealing the next day.

I returned the following morning and started by testing the floor was dry using a moisture meter. Applying a sealer to a damp floor would be counter productive as the seal would not cure. The floor was dry, so we applied an impregnating sealer to the Quarry tile and Grout called Tile Doctor Ultra-Seal. This is a penetrating sealer which doesn’t affect the look of the tile or darken the grout. It’s a natural look sealer which won’t make the floor shiny but is formulated to provide maximum stain protection. It is also an excellent grout sealer so will help keep the grout lines looking great.

For after I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor in the best condition. It is pH balanced so will won’t prematurely erode the sealer like the stronger products you find in supermarkets which can break down sealers with constant use.

Deep Cleaning and Polishing a Terrazzo Hallway Floor in Doncaster

We were working on a Victorian tiled floor at a property in Doncaster and were approached by a neighbour asking if we would look at their Terrazzo hallway to see if anything could be done with it. This often happens, people see our van and come and see what it is we do. Once we have had a chat it often leads to more work.

The neighbour had tried everything to make their unusual floor look more presentable even resorting to wire wool and a vast selection of cleaning products. I could see immediately that any sealer that was once present had long since worn off allowing dirt to become trapped in the pores of the Terrazzo. It would need a deep clean and polish to get it looking good again and so I reassured them and arranged to return in a few weeks to do the work. We see a variety of floor types in this job and each one presents a different challenge.

We started by taping up the surrounding areas, skirting boards and doors to ensure they were protected. A strong dilution of Tile Doctor Pro-Clean was sprayed onto the Terrazzo and allowed to soak in for ten minutes so it could breakdown and soften the decades of dirt that had been ground into the floor. This is a multi-purpose high-alkaline cleaner, stripper and degreaser. It can be diluted to suit the requirement and it is a very effective cleaner that removes grease, mildew and algae from areas that have been neglected or subjected to heavy use.

With the Pro-Clean still in place the Terrazzo was then honed and polished using a set of Tile Doctor 17in diamond encrusted burnishing pads starting with a coarse 400-grit. This coarse pad removed dirt and old sealers from the stone, its applied with water to lubricate the process and it wasn’t long before this turned into a dark slurry. The floor was then rinsed with more water and the slurry extracted with a wet vacuum. This process was repeated with the 800, 1500 and finally the 3000-grit pad which really brings up the appearance of the stone. The floor was then left to dry off overnight.

Returning the following day, I first checked the floor was dry using the moisture meter. Satisfied that all was in order I moved on to sealing, this would ensure the floor was protected and would help to prevent the built up they had experienced.

We sealed the lighter areas with an impregnating sealer called Tile Doctor Ultra Seal, this is a no-sheen, natural-look, solvent-based penetrating sealer which is formulated to provide maximum stain protection. To restore the colour and add protection to the black border Tile Doctor Stone Oil was applied.

Troublesome Travertine Tiled Shower Enclosure Renovated in Totley

I was asked to call into a property in the Sheffield suburb of Totley to renovate a troublesome Travertine tiled shower enclosure. The customer simply couldn’t keep the shower clean and the travertine was just getting dirtier and dirtier. I could see from the pictures that the stone tiles were becoming stained with the use of shampoo and soaps, also there was evidence of mould build-up which had led to some of the grout turning black.

Once I was on site, I could see that any sealant that may have been present on the Travertine had broken down and worn off leaving the pores in the stone vulnerable to dirt etc. Once dirt has become ingrained you will find it very difficult to get rid of it using normal household cleaners. I discussed with the client the best course of action, we chatted about the cost and they were happy to go ahead with the work. The work would take less than a day to complete.

I started by applying Tile Doctors Oxy-Gel which is a Tile and Grout cleaning product in a Gel form that allows it to cling to walls without running off. This means you can leave it working on the Tile and Grout for as long as you want. Thirty minutes is normally enough to clean most stone and lift the underlying dirt. The Oxy-Gel was then scrubbed in by hand and rinsed off with water. The first clean, removed most of the dirt and grime, however the really stained areas were treated twice.

Once the stone was clean, I turned my attention to the mould stained silicone seal between the tile and shower tray. I worked carefully to remove the existing silicone with a sharp knife to ensure neither the tile or shower tray was damaged. After cleaning up the area and making sure it was dry new Limestone coloured silicone was inserted to match the grout. It’s important to use good quality silicone as the cheaper ones tend to discolour fast.

Once the tiles were fully dry, I set about sealing the Travertine and Grout using two coats of Tile Doctor Ultra Seal. This is a premium, no-sheen, natural-look, sealer which is formulated to provide maximum stain protection, it is also an excellent grout sealer. The natural colours of the now clean Travertine tiles were able to shine through and any water now runs off the wall instead of collecting in the pores of the stone.

As you can imagine my client was delighted with the result. To ensure they stopped using the household cleaners applied previously we left them with some free Tile Doctor Aqua-Pro shower cleaner and instruction on how to keep the shower area looking great. This product is pH neutral so will not prematurely erode the sealer which happens with stronger supermarket products.

We were called in by a hygiene supplies company after one of their delivery drivers had delivered some hand wash to one of their clients in Norton, Sheffield and unfortunately during delivery one of the bottles had leaked all over this York Stone floor. It had caused some staining and removed some of the sealant, so the floor now required a complete deep clean and seal.

The modern building in the Yorkshire Hills close to Sheffield is the headquarters of a Bar & Pub dispensing equipment suppliers and the York Stone runs right throughout the main reception area. As it is the first impression for visitors, it was important that the floor was cleaned and restored and obviously the company were keen to put right their drivers’ accident. After visiting the property to survey the floor we arranged to carry the work out over a weekend while the employees were out of the way and no clients would be visiting.

Firstly, we protected the skirting boards, carpets and adjoining rooms so any splashes from cleaning would not damage or stain anything. Then we set about applying Tile Doctor Pro Clean diluted 1:5 with water. This was left to soak into the stone for ten minutes to lift the grime, dirt and previous sealer out of the stone. Once it had been given time to soak in the solution was scrubbed into the stone with a 40kg weighted floor buffer fitted with a 17in black scrubbing pad running at medium speed. Immediately you could see a huge change in the appearance of the stone as the natural colours of the stone were revealed.

When one area had been scrubbed, we vacuumed up the resulting slurry and gave the floor a thorough rinse with fresh water. The rinsed water was also extracted with the wet vacuum before moving onto another area of floor. It took a full day to clean the whole floor and then we left it to dry off fully overnight.

We returned the following morning, the floor was checked with the damp meter to ensure it was dry enough, it was within the correct parameters, so we were good to go ahead and apply the seal.

The floor was given two coats of Tile Doctor Colour Grow; this is an impregnating sealer that seeps into the pores of the stone, intensifying the natural colours in the stone whilst providing the durable surface protection needed for such a high traffic area. Each coat is left to dry before applying the next.

Once complete the floor looked much cleaner, the colours in the stone were much more evident and any evidence of the staining was gone. The new sealer is set to keep the floor protected from ingrained dirt for some time to come. The owners of the company were over the moon, and the driver was relieved too, as you can see from the pictures the change was dramatic. In fact, the feedback I got from the customer was.

“What a transformation!!!”
